Smartworld Developers, based in Gurugram, has entered the Noida market by acquiring a nearly 6-acre plot in Sector 98 along the Noida Expressway. Purchased through an auction for ₹414 crore, the land will be used for a mixed-use project featuring branded residences, high-street retail and serviced apartments. The company expects the project’s sales potential to exceed ₹3,000 crore.
According to Ashish Jerath, president of sales and marketing, the expansion marks an important step in strengthening Smartworld’s presence in the NCR. He highlighted Noida’s fast-growing infrastructure, the upcoming international airport and rising demand from affluent buyers as key drivers. Approvals are underway, and the launch is anticipated within a month.
The total development cost is estimated at about ₹2,000 crore. Smartworld is also finalising a partnership with a global hospitality brand to bring premium branded homes to Noida. The company sees strong demand for luxury housing in the ₹8–10 crore range, with prices between ₹25,000 and ₹35,000 per sq ft.
Smartworld’s Noida launch follows its successful projects in Gurugram, including Smartworld Orchard, Gems, The Edition, Sky Arc and Trump Residences. With around 6.5 million sq ft delivered and 20 million sq ft under development, the firm is preparing for a future public listing.
